Ask on every tour

Listings rarely answer these. They decide whether a space works for the collective.

  • Is the building open to tenants 24 hours, every day, and is there a gate or alarm schedule?
  • What is the panel size (amps, single or three-phase) and how many circuits and outlets are on the floor?
  • Are openings, shows and guests allowed under the lease and the zoning? Some listings ban events.
  • Can we add a shower or a washing machine? Where are the water supply and the drain?
  • Where does a van park for load-in at night, and who else uses the alley or lot?
  • What is included in the rent: CAM, taxes, insurance, water, trash? What is the yearly increase?
  • Is the quoted square footage usable floor, or does it include a mezzanine, basement or load factor?
  • What credit score, deposit and lease length does the owner need?
